Who do we act for?

The team acts for a wide range of clients; from national housebuilders, joint venture partners, local smaller scale developers to first time developers starting out with their first sites. Our clients quite often use the services of other teams to help them realise their development goals which may mean the co-ordination of a joint venture or advising on the structure of the financing.

The team offers a tailored service to each of our clients. The team is therefore able to deal with sites of varying sizes and schemes, whether the properties are being sold off plan or are already built, conversions or new builds, leasehold or freehold or both, mixed use schemes, sites requiring the setting up of a management company, shared ownership or shared equity and part-exchange or leaseback arrangements. Prospective purchasers may be making use of government incentive schemes for which the team is also geared up to deal with.

Recent transactions in which the team has acted include a number of projects across the UK;  

  • 20 houses in Manchester, 27 houses and 9 flats in Cheshire and 33 flats with commercial units in Sheffield for a large developer
  • 6 houses built to a high specification selling for upwards of £1m in Maidenhead for a local well respected developer
  • conversion of former Mill buildings into 10  high quality residential apartments in the Cotswolds
  • acquisition and a lateral conversion above commercial premises in central Reading
  • the conversion of a listed building and a new build wing into a residential scheme in central Reading  
  • 13 new houses in West Berkshire
  • 4 executive homes in Upper Basildon
  • 45 flats in Ipswich
  • setting up management companies responsible for maintaining the common parts of developments

The team is led by Emily Allen who has many years’ experience in residential property including acting for purchasers buying new homes. This means she knows what a purchaser’s solicitor needs to ensure they can give the green light to their purchaser client and also their mortgage lender. She knows the constraints within which those solicitors have to operate and all of the steps that a purchaser needs to take before they can be in a position to exchange contracts. It is of utmost importance to us that our clients receive the return for their investment in the timescales they require. However it is also integral that their reputation remains intact throughout the process, which means that the team will always ensure the sales are managed properly, realistically and efficiently. Emily is dedicated to passing on her knowledge and advice to other members of the team meaning they share her ethics and enthusiasm for providing a high end bespoke service.
