Corporate Occupiers

Almost all companies have a need to occupy premises for the purpose of their business. No matter which sector of the economy you operate in, whether your requirements are for portfolio management or a one-off letting, or whether your requirements are for offices, retail, warehousing or industrial, we are on hand to assist you in managing the process of acquisition and disposal on your behalf.

Our clients range from household name national companies to local businesses, as well as public and third sector organisations.  Our team of lawyers, specialising in both transactional and dispute resolution work relating to corporate occupations, is one of the largest and highly regarded in the Thames Valley.

Our work covers all the needs a corporate occupier might have, ranging from negotiation of leases, agreements for lease and related documentation, to assignments, underlettings, break clauses, 1954 Act advice and renewals and tenant-landlord disputes, including dilapidations.  Our construction team provides expertise when advice is required regarding fitting out and new build projects.

Examples of our recent work include:

  • Pre-let deal for logistics business re-locating to a 47,000 square foot logistics building in Reading on a subject to planning and substantial refurbishment.
  • A number of substantial London headquarters relocations including at 22 Bishopsgate, The Hub (210 High Holburn) and Edenica (100 Fetter Lane) – all involving substantial fitting out works and construction law input.
  • Advising on the acquisition of a lease of a new headquarters office facility for household name company in Concorde Park, Maidenhead.
  • Acting for a number of tenants taking pre-let space in newly constructed One Station Hill in Reading.
  • Being preferred tenant’s solicitor for a number of larger landlords, including at Harwell Campus and acting for a wide range of tenants taking leases of a diverse range of space.
  • Advising on the relocation of a large-scale manufacturing facility to newly refurbished premises in Milton Keynes.
  • A large number of 1954 Act renewals (both contested and uncontested) for a national distribution company.
